In the heart of Alexandria, a popular local eatery known as The Garden is set to vacate its premises at 1503-1505 Mount Vernon Ave. The commercial property, owned by Twenty Third Street Corridor LLC, is currently being marketed for lease by PVIM LLC, a renowned commercial real estate brokerage based in Old Town Alexandria.

The property, which is zoned CL (Commercial Low), offers a prime location with 100 feet of street frontage and three parking spaces. It boasts 1,100 square feet of interior space on a 10,706-square-foot lot, making it an attractive proposition for potential tenants.

The Garden, established in 2018, has been a beloved spot for locals, positioning itself as "the place to gather and relax with friends, family, and four-legged friends." The restaurant offers delicious food, 16 drafts, refreshing wine, and handcrafted cocktails, promising a delightful dining experience.

Despite its popularity, The Garden's website and social media accounts do not indicate any upcoming changes or closure plans, leaving patrons curious about the future of their favourite haunt.

Apostle Paul Voutsas, Principal Broker of PVIM LLC, has confirmed that they have been instructed to list the property for lease by the Mount Vernon Avenue Property Trust, the organisation that owns the property. Voutsas also stated that they are actively seeking a new tenant with a start date of September of this year.

However, no information has been provided about the situation between the landlord and the current tenant, adding an element of mystery to the lease transition. ALXnow has reached out to The Garden's owners for comment, but at the time of writing, no response has been received.

As the lease for The Garden comes to an end, prospective tenants have the opportunity to take over a thriving restaurant space in a bustling part of Alexandria. The property's unique charm and prime location make it an appealing choice for those looking to establish a business in the area.

Stay tuned for updates on this developing story.
