Completion of 221 housing units in the Panketal residential district
In the heart of Panketal, situated just beyond the Berlin city border, the "Eichenring" residential quarter has been successfully completed. The project, which began in February 2022, was officially launched in June 2025, despite facing numerous challenges along the way.
The war in Ukraine, which erupted around the same time, significantly impacted the availability of building materials. However, the close cooperation between the partners, as described by TREUCON, the project developer, was instrumental in overcoming these obstacles.
The "Eichenring" residential quarter is a testament to regional cooperation between Berlin and Brandenburg, with the long-term financing of the neighbourhood ensured by the Investment Bank of the State of Brandenburg. This collaboration aimed to alleviate pressure on the Berlin housing market.
The design of the "Eichenring" quarter was inspired by historical double crescent settlements, offering a unique blend of modern architecture and traditional charm. The construction project covers an area of approximately 17,600 square metres and includes 221 apartments, ranging in size from one to four rooms, and seven commercial units.
About 60% of the apartments are two and three-room apartments, providing a variety of options for potential residents. All apartments boast a balcony or terrace, offering residents a chance to enjoy the outdoors. The quarter features a central inner courtyard, serving as a gathering and meeting place for residents.
Barrier-free access has been a central concern, with elevators and threshold-free access ensuring easy accessibility for people with limited mobility. The multi-story car park provides 153 parking spaces.
The team-building approach involved all actors in the planning from the beginning, allowing for quicker identification of difficulties and joint problem-solving. This approach has proven to be successful, as the "Eichenring" residential quarter has been completed despite the numerous challenges faced.
Upon completion, the "Eichenring" residential quarter was handed over to HOWOGE. This residential complex is set to make a significant contribution to the housing supply in the region, providing a much-needed solution to the pressure on the Berlin housing market.
