The Berlin district of Marzahn-Hellersdorf is set for a significant change, as the Cosimo Investment Group announces the commencement of the new construction project "Heller 78". Located at Hellersdorfer Straße 78, the project will redevelop the former site of a Postbank office building.

The construction, scheduled to begin in 2026, will see the demolition of the existing multi-story office building. Once completed, the area will remain unused until the new ensemble takes shape.

The new construction project will consist of two building bodies with a total gross floor area of around 18,500 square meters. A total of 374 apartments are planned to be built as self-financing units, along with commercial spaces and services on the ground floor.

One of the key features of the project is its architectural design. The planned buildings will range between seven and twelve stories high, setting a new architectural accent in the area. Architectural elements like loggias will be integrated into the facades for lighting and ventilation purposes.

The project is strategically located, offering excellent connectivity. Its central location on a heavily frequented traffic axis and immediate proximity to the U-Bahn make it well-connected by public transportation. The construction project is directly next to the U-Bahn station Kaulsdorf-Nord of line U5.

Sustainability is at the heart of the "Heller 78" project. It will be adapted to the Building Energy Act's energy standards, and certification according to the international sustainability standard "BREEAM" is planned.

With the demolition of the existing building and the subsequent new construction, one of the characteristic areas in the immediate vicinity of the U-Bahn station will be restructured. The construction work for the new ensemble is expected to take approximately two years, with completion scheduled for mid-2028.

In addition to the residential and commercial spaces, the project also includes the construction of an underground garage with 38 parking spaces. This comprehensive development aims to cater to the various needs of the community and contribute to the vibrancy of the district.

The "Heller 78" project is a significant step towards the ongoing transformation of the Marzahn-Hellersdorf district. As the city continues to evolve, projects like these serve as testaments to Berlin's commitment to growth, sustainability, and community development.
