Green housing development in Nievenheim: Forty-seven subsidized homes constructed on the site of the old public swimming pool

In the heart of Dormagen, a new residential district is rising from the former swimming pool site on Am Schwimmbad street, Nievenheim. The project, developed by WORADO Wohnungsbaugesellschaft and general contracted by Pellikaan Bauunternehmung from Ratingen, aims to set new standards in energy efficiency and sustainable urban development.

The construction project spans over 3,794 square meters of living space, offering a diverse mix of 47 apartments across five buildings. The apartments cater to a broad spectrum of eligible tenants, with a variety of two-, three-, and four-room units available. All buildings will be barrier-free and accessible via spacious elevator facilities, ensuring inclusivity for all residents.

The first three buildings, scheduled for completion in October 2025, will have houses one to three ready for occupancy. The remaining houses four and five are set to follow in January 2026. Interestingly, all apartments in the first three buildings have already been fully rented.

Rental prices for WBS-A apartments are 6.65 euros per square meter, while those for WBS-B apartments are 7.55 euros per square meter.

Sustainability is at the forefront of this project. Rainwater collected on site will be infiltrated, contributing to sustainable urban development. Additionally, a photovoltaic system, green roofs, ecological solid wood construction, and battery storage have been incorporated to ensure climate-friendly operation.

The outdoor areas of the new residential district will feature green spaces, a playground, and 40 parking spaces, prepared for electric mobility. Rainwater retention will also be implemented for sustainable urban development.

This residential district is set to become a model for energy-efficient and sustainable living, with all buildings heated via air-water heat pumps and floor heating. The district will not only provide comfortable and accessible housing but also contribute to a greener and more sustainable future for Nievenheim and Dormagen.
