Homes in Bristol eliminate due to substandard foundation issues
In the heart of Lockleaze, Bristol, a housing development by Legal and General, known as Bonnington Walk, has hit a snag. The development, which was completed in April 2021, was supposed to provide homes for residents, but unforeseen foundation issues have caused delays.
The foundation issues were discovered in April 2021, and some homes even showed signs of the problem as late as February 2022. As a result, 185 modular homes in the development now stand uninhabitable.
Cllr David Wilcox, city councillor for Lockleaze, expressed his concerns about the situation. He stated that people who were ready to move in were unable to do so due to the foundation issues. He also voiced his worry about Legal and General closing its modular housing factory in North Yorkshire, fearing potential future delays.
Residents who were preparing to move into the homes were offered compensation, but some have faced additional challenges. Those who had mortgage deals set up have found it difficult to meet them due to changes in the mortgage landscape caused by increased interest rates.
The bank, like many others across the UK, including Lloyds and Santander, has increased mortgage deals in response to the increased interest rates, which were hiked up by the Bank of England to prevent England from entering a great recession.
In the meantime, Legal and General plans to replace the existing modules with new homes after the foundations have been rectified. This process is estimated to take 6 to 12 months.
Cllr Wilcox has urged Legal and General to provide certification, maintenance, and support for the people moving into the homes once they are ready. He also expressed concern for the 20 prospective buyers who have pulled out of their agreements due to the delays.
One resident, who had been eagerly awaiting his new home, told the media, "I can't wait any longer." The homes, which were supposed to be ready for residents in December 2021, now stand as a testament to the challenges faced in the housing market.
