Detmold's Successful Approach to Affordable and Sustainable Housing
The city of Detmold, located in North Rhine-Westphalia, Germany, is making headlines for its innovative approach to creating high-quality, affordable housing. Known as the "Detmold Model," this approach has been instrumental in the development of housing projects such as the Britensiedlung and the Breitefeld.
In these projects, rents are as low as 6.30 euros per square meter in the Britensiedlung and 8.50 euros per square meter in the Breitefeld, making them accessible to a wide range of residents. The Detmold Model also offers subsidized student and trainee housing for just 220 euros per shared living space, contributing to the city's attractiveness as a study and economic location.
The Detmold Model is based on the establishment of municipal housing cooperatives, which allow for the realization of construction projects without burdening the municipal budget. The city contributes land as an equity investment in these cooperatives, and the partnership between the city portal and Pyramis Immobilien Entwicklungs GmbH is key to their success and the development of entire neighborhoods.
Mayor Frank Hilker emphasized Detmold's pioneering role in creating sustainable, climate-friendly, and affordable housing. He stated, "We are proud of our achievements and our commitment to providing quality housing for all our residents."
Kindergartens are considered crucial for the success of sustainable urban development in Detmold. A symbolic gesture was made by Mayor Hilker, who handed oversized construction toilets to the new Kita Siegfriedstraße to foster creativity in children, introduce them to construction, and underscore the future viability of the project and the importance of good kindergarten infrastructure for the living and quality of life of families.
The city has directed an open request primarily to the federal government and the state government of North Rhine-Westphalia to secure funding and planning certainty for the further development of the Detmold Model. The city's housing cooperatives demand stronger and more reliable support from the federal and state governments to continue their successful work.
