Innovative Solution Yields Success: The Efficient Tool Delivers Results

The city of Detmold, located in North Rhine-Westphalia, Germany, is making waves with its innovative approach to creating affordable and sustainable housing. Known as the "Detmold Model", this approach has proven successful in addressing local housing shortages and is now seeking stronger support from both the federal and state governments.

Detmold's Mayor, Frank Hilker, has emphasised the city's pioneering role in creating sustainable, climate-friendly, and affordable housing. One of the key components of the Detmold Model is the establishment of municipal housing cooperatives, which are not subject to public procurement law.

The city contributes land as an equity stake in these cooperatives and retains influence over housing, family, and urban planning policies. Notable examples of these cooperatives include Britensiedlung, Breitefeld, and Alte Ziegelei, each chaired by Michael Kirchner of the Kirchner Group and Pyramis Immobilien Entwicklungs GmbH.

The Britensiedlung offers high-quality housing at 6.30 euros per square meter, and the Breitefeld at 8.50 euros per square meter. Subsidized student and apprentice housing is available at 220 euros per shared living space in Detmold.

Thomas Lammering, the executive board member and technical advisor of the city portal, and board member of the Detmold Housing Cooperatives, emphasised the quick and appropriate response to the housing situation in Detmold. The success of the Detmold Model has been highlighted by Lammering and Kirchner in their partnership with the city portal and Pyramis Immobilien Entwicklungs GmbH.

The Detmold Model has also been instrumental in revitalizing brownfield sites, such as the "Alte Ziegelei" industrial area, into sustainable business parks. A symbolic gesture of portable toilets was handed over to the new Kita Siegfriedstraße kindergarten by Mayor Hilker. This gesture underscores the importance of good kindergarten infrastructure for the living quality of families and the crucial role of kindergartens in the success of sustainable urban development.

In order to fully exploit the potential of the Detmold-Model and to further develop ambitious housing construction goals, the city and its housing cooperatives have requested stronger and reliable support from both the federal government of Germany and the state governments. This support includes financial assistance and planning security from KfW bank, NRW.BANK housing subsidies, the Federal Institute of Real Estate, and the new federal government to implement the "Detmold Model 2.0".

The future viability of the Detmold Model, with its focus on cost-covering operation to ensure permanently low rents, promises to continue providing affordable housing for families, students, and apprentices, solidifying Detmold's position as a leader in sustainable and affordable housing solutions.
