Mahlsdorf housing development: 248 residential units planned for completion by 2027
In the heart of Berlin-Mahlsdorf, excavation and initial construction machinery are now in motion on the former wasteland at Bisamstraße. The land-owned housing company, DEGEWO, is spearheading the construction of a new residential quarter, which will see the development of 248 apartments and 51 single-family houses.
DEGEWO emphasizes that this project will address the urgent need for housing and promote social diversity by offering a mix of subsidized and privately financed apartments. More than half of the apartments will be publicly subsidized, ensuring affordability for a wide range of residents.
The apartments in the new quarter range from 52 to 141 square meters and consist of two to five rooms, each equipped with a balcony or terrace. The project pursues high ecological goals, with buildings constructed to the Efficiency House 40 standard, heat supply via geothermal energy, and the use of photovoltaic systems and wood-hybrid construction method.
The first construction phase is scheduled for completion in summer 2027, and the entire quarter is expected to be finished by that time, although specific completion dates for the entire project are not yet available. Critical voices from the neighbourhood express concerns about future traffic congestion and changes to the established surroundings, but the expansion of Stralsunder Straße is intended to improve traffic connections in the district.
In addition to the residential units, the new quarter will also feature a kindergarten with 80 places and a public green space. The construction project comprises 35 multi-family houses, and 108 barrier-free units are planned for seniors and individuals with mobility impairments. Insulation materials are ready to be installed in the upcoming construction phases, ensuring the project's commitment to energy efficiency.
Further areas are planned for a school and a youth leisure facility in the future, making this project not just a residential development, but a comprehensive community initiative. As construction continues, the community in Berlin-Mahlsdorf looks forward to the arrival of this sustainable and diverse new neighbourhood.
