Proposed building plans for apartments on the Main Street have been resubmitted

The Development & Planning Authority (DPA) has received new plans from Courtillet Design, on behalf of Stone House Properties, for the conversion of the upper floors of a building located at No. 32 High Street. The previous plans, which aimed to convert the first, second, and third floors into flats, were rejected by the DPA.

In the new plans, the retail space on the ground floor is to be maintained, and the number of flats proposed has been reduced from four to three. The building, which is separated from the next one by a cobbled venelle, also has a previous single-storey extension at the rear.

The DPA has stated that the designs submitted in the new plans address the concerns raised in the past. These concerns included a lack of respect for the character of the local built environment, inadequate privacy for future occupiers and neighbouring properties, and a large adverse effect on the overall special interest of the protected building and the setting of adjoining protected buildings.

However, the ownership of the venelle and the property at No. 32 High Street is unclear, according to the DPA. The owner of the property is seeking approval to convert the upper floors into flats.

The DPA will consider the latest application after the public consultation closes on 12 September. The consultation is an opportunity for the public to voice their opinions on the proposed work. Some existing timber features will be retained in the plans, and changes have been made to the proposed extension's size following consultation with the States' conservation department and Guernsey Fire and Rescue Service.

The retail space on the ground floor will remain unchanged in the new plans, ensuring the continuity of businesses in the High Street area. The DPA previously rejected plans for the conversion of the first, second, and third floors of No. 32, High Street, citing various reasons, including a lack of consideration for the health and well-being of future occupiers.

The new plans aim to address these concerns and provide a more suitable solution for the conversion of the property. The public is encouraged to participate in the consultation process to share their thoughts and opinions on the proposed work.
