Proposed transformation of a five-story office building into a residential property in Old Town set for review by the Planning Commission

In the heart of Old Town, Alexandria, the American Water Federation is planning to transform its office complex at 601 Wythe Street. According to city records, the property was purchased by the Federation in 1985.

The proposed development comes amidst a trend of office-to-residential conversions in the area, with another similar project less than a mile away already starting to lease apartments. The Federation aims to convert the five-story, 34,160-square-foot office complex into a mixed-use property, with floors two through five dedicated to residential units.

The site plan, prepared by Lee Design Studio, does not include any additions to the existing structures. The on-site parking includes an underground 54-space parking garage and parking on the lobby level of the property.

The proposal for this conversion will be presented to the Alexandria Planning Commission on October 9. However, the name of the company that submitted the proposal for converting commercial spaces into residential units has not been disclosed.

The American Water Federation currently owns a two-building office at 601 Wythe Street in Old Town. The commercial real estate market is currently struggling, making such conversions an attractive option for property owners.

This development is expected to contribute to the ongoing revitalisation of Old Town, providing more housing options and potentially enhancing the local community. More updates on this project are expected to be shared following the presentation to the Planning Commission.
